Insurance companies sometimes require a 4-point home inspection, especially for older homes, in order to qualify for homeowners insurance. The 4-point inspection is limited to the visual components of the following systems:
These four systems are the most likely to result in an insurance claim, so the insurance company wants to make sure they are in reasonably good condition. Specifically, the insurance company will look at the age and overall condition of the components and whether or not any repairs were done professionally. If there are deficiencies, then you might have to correct them in order to qualify for, or maintain, your insurance policy.
A 4-point home inspection is much less comprehensive than the standard home inspection that you would get before purchasing a home. The inspection typically takes between 30 minutes to one hour. After the inspection, we will provide you with a short report that you can submit to your insurance company.

The health and safety of our families and community is our greatest concern. Based on current guidance from health officials, we are taking the following steps to ensure that we continue to serve you during these unprecedented times:
🏡 We are temporarily asking that you NOT accompany us during the inspection. This is a departure from our normal recommendation, but is based on CDC advice to maintain a distance of 6 feet between individuals. We are happy to follow up by phone immediately following the inspection. If you must attend, please limit attendance to one representative and their agent.
🏡 We understand that individuals may be unexpectedly occupying the home during this time due to school closures and remote work situations. If at all possible, we ask that all occupants relocate to an outdoor or alternate space during the inspection.
🏡 We will have gloves, soap, hand sanitizer, and paper towels with us at all times. We will not schedule inspections when we are sick. We are happy to wear a mask if the homeowner requests that we do so.
It is up to all of us to stop the spread of this disease. With the few adjustments we mentioned above, we believe it is safe to continue inspecting properties at this time.
